Well it's the last day of the year and time for a checkup. How did this year go for you? Did you do some things you wanted to do? Did you sell as many homes as you wanted? Did you make the amount of money you were hoping for?
If you did here's a big CONGRATULATIONS! If you didn't I have a few ideas to help. I personally met my goal this year and sold exactly the number of homes I had set out to sell. I was happy with that because when I set the goal it was a stretch goal by about 10…Continue

As an agent if you're looking to truly increase your production to a level that's maintainable it takes having listing inventory. Listings put signs all over the place with your name on them creating strong name recognition in your market place. Signs give consumers a reason to call you. Having listings gives you something to advertise to cause your phone to ring. Something to put on the internet to create a web presence for yourself.
Sure you can work with buyers and make a…

I wanted to share a story with you. I had a seller who was thinking of taking her house off the market for the holiday / winter months. I suggested that she keep it on instead and explained to her the reasons why it's an advantage to be on the market this time of year. She agreed despite the fact that her home has been on the market for over 3 years total time. She had it listed with another agent prior to me listing it. (It was an expired listing I called on).
She and her…Continue

Could you call an expired listing if it meant almost $13,000 to you in commissions? Well that's what just happened to me by calling an expired listing. I just sold a listing that I called on and my commission is almost $13,000.
If you begin to work them consistently you can generate paychecks like this on a regular basis. I'm not money hungry, materialistic, or driven by money. I'm driven by the challenge of it all and more importantly helping the clients who need to get their homes…Continue

I'm flying to Miami today to take my son to his first NFL Football game. He's 12 almost 13 and this is a combination Christmas and early birthday present. We are staying a few days and are also booked to swim with the dolphins tomorrow.
Earlier this year I took my 8 year old daughter to Disney for the first time and we did the whole park hopper deal, tea party dinner with the princesses and she got a special princess dress and of course the total make…

In comparing Upper Marlboro, Zip Code 20772, number of home sales with that of a year ago, it continues to show improvement, which is consistent with Prince George’s County overall sales. During the same timeframe, the median sales price showed a 6% increase. The most startling fact revealed about the November data is that there are only 174 active listings in the Upper Marlboro inventory. Of this number 64 are bank mediated properties. This is a good indicator that home prices are…Continue

What if there was nothing in your way to substantially increase your production? What if you could really have the best year you've ever had in 2013?
What if you had the resources, the skills, the knowledge, the mindset, and the accountability to truly make it happen?
What if you took a stand for your own success instead of cheering for the football players, the basketball players, the famous singers and actresses at awards time and you took on your own life the way they do? …Continue

If you've ever had a seller turn down a good offer only to sit on the market... this article is for you...
Have you ever been working with a seller who just won't budge? I mean, you know they CAN come down, they simply don't WANT to come down.
Of course, that's their right. However, when they're dealing with the only offer they've had in three months, and nobody else is waiting in the wings, that might be the worst thing they can do in a down market.
So, I wanted…

If you are looking to do more business, here are some proven scripts that I use to consistently sell an average of 110 homes a year even in this market. Right now I have 50 active listings and used these exact scripts to generate them.
When I take a new listing, I call all the neighbors in the neighborhood that are not on the DNC list and either speak with them or leave them a message and here is exactly what I say:

I know at this time of the year for a vast majority of Agents, that they begin to work on their plan for the coming year.
With the uptick in most major markets starting to happen, now is an incredible time to not only redo your plan and making it rechable in the coming new year, but to also decide if a change of scenery might do the trick as well.
In other words, what has your brokerage done for your business in 2012?? It might be wise to review your entire business plan and…Continue

Some agents may not want to read this because its about calling expired listings. Yeah, that thing many agents don't even like the thought of doing much less actually picking up the phone to call one. There's so many thoughts that come up for us. Let me list a few:
1. They're angry
2. The listing agent will get mad
3. What about the Do Not Call List?
4. I can't find phone numbers
5. There are to many agents calling them already
6. I don't know what to…
