Objections are a part of our daily business no matter where we live, what type of market we're in, or how long we've been in the business.
Being prepared for the questions and objections you'll face is key to whether your customers and clients agree to work with you and more than that feel comfortable and confident that they've chosen the right agent.
Do you just generally answer questions on the fly or do you take the time to prepare, study, and practice the…Continue

Well today is the last day of the first month of 2017. Take a moment to think about what you’ve accomplished this month. If you did what you intended congratulations, job well done. Do something to celebrate. If you didn’t, simply look at what you can carry over to February and make a new plan for this next month. Do take a moment to look at what stopped you so you can go around it next month!
There are generally tons of expireds listings at the end of each month so make sure you look…Continue

Working With First Time Buyers
I am speaking at our local Board of Realtors tomorrow on working with first time buyers and made some notes last night on what I wanted to talk about.
As I was printing the notes this morning it dawned on me that it might help you and so I decided to share my notes J
First, we get to know them by asking lots of questions to discover who they are, where they are, and…Continue

As an agent in the industry today, do you overwhelmed with all the coaching company ads and attempts to sell you into their program and/or products?
And do you find yourself confused by which one makes the most sense to actually help you grow your business or transform your life? Or for that matter maybe a coach that will help you stay where you are because that's exactly where you want to be with your business and life?
Me too, and I am a coach and own my own coaching…Continue

So, I hesitated to text clients for a while and then finally jumped on board with it. Most, not all, but most clients seem to love it and respond quicker than email or voice mail. In fact, in doing a bit of surveying I found out that some people even delete their voice messages without even listening to them.
It's been super efficient in many cases to create group texts with our husband and wife clients to keep everyone on the same page and up to date quickly.
I know you…Continue

Many of you are already pros at getting social and being relevant and active on the different platforms. This is something after 25 years in the business, I fought for a long time and still do really. I have never liked being the center of attention and somehow posting videos didn't really sound like much fun. But my coaches tell me that it's not an option it's a must if you're going to continue to succeed in this thing called real estate.
Things that make you go hmmmmm. I thought…Continue

As we are well into the first week of the new year I find myself struggling to get back into the swing of things and have gone back to some basics to keep me on track and wanted to share with you.
I decided to set an alert on my phone telling me when it's time to go to bed. Simple and obvious, yes! But so many times it ends up being after 11:00 or 12:00 before I finally close my eyes. Having enough rest and rejuvenation is so important to keep away the stress, overwhelm,…Continue

It's almost the end of this year and there will likely be quite a few expired listings at the end of the month/year. I am reaching out to share with you that I just set four listing appointments this week from working expired listings.
In fact, I have built my business really on calling and working expired and FSBO listings. If you aren't working them you are leaving thousands of dollars on the table.
There are lots of scripts, tips, objection handlers that go…Continue

What's possible is a question my coach constantly asks me and the answer to that has been difficult for me to discover this year. I wanted to share super authentically with you today, not for sympathy or even empathy but to make a difference for someone out here in the world that may have hardships of their own. If you're anything like me I tend to put people on pedestals to an extent allowing myself to believe they somehow have it all together and all figured out. That's just not the…Continue

So In my previous post I mentioned a 21 week training session I'll be starting in September where I'll cover a different topic on each call about running a highly effectively real estate business. We will go into great detail and do lots of Q&A on each call. I just realized the cost per call is less than dinner out for two. For only $71 per call you can discover secrets that will undoubtedly help you get from where you are now to where you want to go.
But why would you listen…Continue

In my last post I talked about experts in our industry expressing the importance of video. But many of the Realtors I coach get stumped by what to say on video and how to bring value to their audience.
Here's the most recent video I did last week: You should be able to copy and paste to your browser to view. My social media coach tells me the videos should be personal, under 2 minutes if possible, content rich, and engaging. I'm not even close to mastering this thing but as…Continue

I recently recorded a video with the theme being let our team help you dive into the summer market. The idea was to gain exposure on social media sites because that's what my social media coach keeps telling me.
He says videos are where it's at for today's buyers and sellers and most especially for gaining a following on social media. While I'm not sure I agree 100% I'm always willing to dive into learning new things and give it a try. I don't ever want to be stuck in the…Continue

Our team has been slammed over the last 60 days with our local market quickly seeming to shift from a buyer's market to a seller's market. In the midst of the whirlwind that came with it I discovered, it's time to get back to the basics! As I met with my team this morning I made a few notes of what we're working on and looking at and I wanted to share them with you today in hopes it will help you, your business, and more importantly, your mindset and overall well being.

Over the last year or so I've been testing the waters with emailing sellers the market analysis on their home before the listing appointment. I thought I'd give it a shot because in most cases what we seemed to experience with potential sellers on the listing appointment when time to discuss price was resistance, rejection, hostility, and mostly a severe misunderstanding of the market values and an overinflated idea of what their home was actually worth.
I always hated being the…Continue

Price reductions are a critical part of the business if you’re a listing agent. I carry anywhere from 40-60 listings on any given time in most market conditions, and in order to get them sold it’s a must to have a price reduction campaign of sorts in place.
One thing I’ve found to be super helpful when talking with my sellers is to not refer to it as a price reduction but rather a price adjustment. Whenever we as consumers think of reductions it feels like we’re losing something.…Continue

I just shared the quick few thoughts below with my personal team today and wanted to share them with you. I haven’t written in a while and am committed to giving back to you again! I've been busy over the last year getting married, opening a new office, hiring and training a new team, and selling lots of houses. We sold 136 last year and have sold 24 so far this year. I'm telling you this because I want you to know I am still out here in the trenches with you every single day helping…Continue

Good Morning and Happy Thanksgiving week! Before I share today's post, my heart compelled me to stop and take a moment to give all the glory to our awesome God. Not that I'm anything extraordinary but without him I wouldn't have had the journey I've had to be able to share and give back to you. Believing in and having faith in him has helped me overcome lots of stuff to get here. Nothing is impossible with him in the driver's seat :)
Okay so last week I shared the ingredients to…Continue

As I'm working on business planning for 2016 both for my real estate team and for the Realtors I coach and train across the United States, I created a list of the ingredients to my personal success. I wanted to share the list with you real quick and then over the next few weeks I will be discussing each topic in more detail with my team and the clients I coach. I will share the recipe if you will of what we brainstorm, create, and discover with you as it unfolds.
Here's the list of…Continue

Do you ever find yourself caught up in that "someday" conversation? I know I have all too many times over my life. But then, I read something, hear something, or talk to someone who's doing that very thing I said I wanted to or would do, someday. It generally irritates me into taking action with the thought process of if they can do it, I can too.
It's been a busy year for me in real estate. I've sold 107 homes so far this year, hired two new members, opened an administrative…Continue
