It’s been an amazing weekend. I took my husband out with me to preview a number of homes that I wanted to check out for out-of-state client. My husband’s very familiar with my clients’ wants and needs and I always find his eye for detail and male perspective very useful in these forays. After trekking through a dozen homes we found a home for each set of clients that I believed was perfect. With great excitement I immediately contacted each client, described each home and why I felt we needed to act immediately to secure the homes. One was in a golf course community and the other one was in Mooresville that we found on www.lakerealty.com. Then the fun began.
Sight unseen, I wrote up offers for my clients on each home that were submitted to the sellers’ agents. One contract was secured after some back-and-forth negotiations; the other was a multiple-offer situation. I wasn’t the only person who felt this waterfront home needed to be scooped up! Because we wanted to be sure we were the ones doing the scooping, we made an initial offer that was $12,000 above asking. I confess I was surprised when we were then asked to submit our “highest and best” offer by 5:00 p.m. the next evening. Yikes! Hadn’t we just made a great offer?
My clients couldn’t get here to North Carolina until the coming weekend; we needed to secure this contract before then. Lots of talking, texting and researching ensued over the next 24 hours before we had to submit our final offer. We upped our initial offer by $14,000, zipped it off to the sellers, and began the agonizing waiting game. Sight unseen. my clients wanted this home; and I wanted them to have it!
The call finally came in the next morning that the contract was ours. Picture lots of smiley faces here.
Speaking with other Brokers in my office, as well as those in other realty offices, this multiple-offer scenario is reportedly becoming more and more frequent as our inventory of homes lessens. When it’s a great home at a great price, chances are you aren’t going to be the only one to realize it.
